Texas Real Estate Market Report – February 2024

Data used in this report come from the Texas REALTOR® Data Relevance Project, a partnership among the Texas Association of REALTORS® and local REALTOR® associations throughout the state. Analysis is provided through a research agreement with the Real Estate Center at Texas A&M University. Data presented is based on ALL Sales of ALL REALTORS® in the Bryan/College Station Multiple Listing Service.


Texas Statewide Insights

Median Home Price

The median home price in February 2024 was $334,000 statewide, showing an increase of 2.8% compared to February 2023. 

Days on Market

The days on market experienced no change from February 2023 to February 2024; on average properties spent 67 days on the market. Taking the number of days to close into consideration, it took an average of 33 days to close in February 2023 and was left unchanged in 2024.

Months of Inventory

The months of inventory stood at 2.6 in February 2023 compared to 3.6 in February 2024. (Months of inventory measures how long it would take to sell the existing number of homes on the market at the current pace of sales.) This marks a shift toward a more balanced market, though many economists consider a balanced market to be about six months of supply. 

Price Range Availability

Half of homes sold in February 2024 were in the $200,000 – $399,999 price range. At the lowest and highest ends of the price distribution, 13% of homes were sold for under $200,000, while 3.4% sold for at least $1 million.

  • 14 – Residential homes sold, 17.1% less than February 2023.
  • $270,030 – Median price for residential homes, 0% increase from February 2023.
  • 104 – Active home listings on the market, 22.4% more than February 2023.
  • 188 – Days on the market combined with days to close, 67 days more than February 2023.
  • 5.6 – Months of inventory, 1.3 months more than February 2023.

Brazos County

  • 220 – Residential homes sold, 14.6% more than February 2023.
  • $305,217 – Median price for residential homes, 0.5% less than February 2023.
  • 766 – Active home listings on the market, 48.5% more than February 2023.
  • 101 – Days on market combined with days to close, 11 fewer days than February 2023.
  • 3.2 – Months of inventory, 1.4 months more than February 2023.

City of Bryan

  • 68 – Residential homes sold, 11.5% more than February 2023.
  • $266,500 – Median price for residential homes, 2.9% more than February 2023.
  • 245 – Active home listings on the market, 43.3% more than February 2023.
  • 103 – Days on market combined with days to close, 5 fewer days than February 2023. 
  • 3.2 – Months of inventory, 1.5 months more than February 2023. 

City of College Station

  • 101 – Residential homes sold, 34.7% more than February 2023.
  • $314,000 – Median price for residential homes, 0.3% less than February 2023.
  • 328 – Active home listings on the market, 84.3% more than February 2023.
  • 85 – Days on market combined with days to close, 13 more days than February 2023. 
  • 3.0 – Months of inventory, 1.7 months more than February 2023. 

Austin County

  • 20 – Residential homes sold, 11.1% more than February 2023.
  • $310,000 – Median price for residential homes, 11.7% less than February 2023.
  • 117 – Active home listings on the market, 15.8% less than February 2023.
  • 97 – Days on market combined with days to close, 11 fewer days than February 2023.
  • 3.7 – Months of inventory, 1.2 months less than February 2023.

Colorado County

  • 18 – Residential homes sold, 80% more than February 2023.
  • $281,500 – Median price for residential homes, 31.2% more than February 2023.
  • 72 – Active home listings on the market, 4% less than February 2023.
  • 169 – Days on market combined with days to close, 64 more days than February 2023.
  • 5.1 – Months of inventory, 1.5 months less than February 2023.

Fayette County
