Texas Real Estate Market Report – Q3 2025

Data used in this report comes from the Texas REALTOR Data Relevance Project, a partnership among the Texas Association of REALTORS and local REALTOR associations throughout the state. Analysis is provided through a research agreement with the Real Estate Center at Texas A&M University. 

Texas Statewide Insights

Median Home Price 

The median home price in Q3 2025 was $335,000 statewide, showing a decrease of 1.5% compared to the same quarter last year.

Days on Market

The days on market increased from 56 in Q3 2024 to 63 in Q3 2025. Taking the number of days to close into consideration, it took an average of 6 days more than in Q3 of last year to sell a property. 

Months of Inventory 

The months of inventory stood at 4.7 in Q3 2024 compared to 5.5 in Q3 2025. (Months of inventory measures how long it would take to sell the existing number of homes on the market at the current pace of sales). This marks a shift toward a more balanced market, though many economists consider a balanced market to be about six months of supply. 

Price Range Availability

Half of the homes sold in Q3 2025 were in the $200,000 – $399,999 price range. At the lowest and highest ends of the price distribution, 12.9% of homes were sold for under $200,000, while 4.4% sold for at least $1 million.

Burleson County

  • 55 – Residential homes sold, 3.8% more than Q3 2024.
  • $243,000 – Median price for residential homes, 0.4% increase from Q3 2024.
  • 143 – Active home listings on the market, 26.6% more than Q3 2024.
  • 117 – Days on the market combined with days to close, 1 day more than Q3 2024.
  • 7.9 – Months of inventory, 1.1 months more than Q3 2024.

Brazos County

  • 760 – Residential homes sold, 5% more than Q3 2024.
  • $325,000 – Median price for residential homes, 0.9% decrease from Q3 2024.
  • 1,034 – Active home listings on the market, 6.3% more than Q3 2024.
  • 102 – Days on the market combined with days to close, 9 days more than Q3 2024.
  • 4.1 – Months of inventory, unchanged from Q3 2024.

City of Bryan

  • 238 – Residential homes sold, 23.3% more than Q3 2024.
  • $267,200 – Median price for residential homes, 6.3% less than Q3 2024.
  • 314 – Active home listings on the market, 3.7% less than Q3 2024.
  • 99 – Days on market combined with days to close, 11 days more than Q3 2024.
  • 3.9 – Months of inventory, 0.5 months less than Q3 2024.

City of College Station

  • 364 – Residential homes sold, 5% less than Q3 2024.
  • $349,900 – Median price for residential homes, 0.6% less than Q3 2024.
  • 468 – Active home listings on the market, 12.5% more than Q3 2024.
  • 100 – Days on market combined with days to close, 11 days more than Q3 2024.
  • 4.0 – Months of inventory, 0.3 months more than Q3 2024.

Austin County

  • 76 – Residential homes sold, 3.8% less than Q3 2024.
  • $320,000 – Median price for residential homes, 0.6% more than Q3 2024.
